The Director of Planning approved the application on November 23, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


PCI Developments has applied to the City of Vancouver for permission to develop two six-storey, multiple dwelling buildings, which consist of:

  • 116 Secured Market Rental units
  • A Floor Space Ratio of 2.49
  • A floor area of 82,187 ft2 (7,635 m2)
  • A building height of 81 ft. (24.7 m)
  • Three levels of underground parking, with 73 parking spaces, having vehicular access from the lane

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

The application is being considered under the Affordable Housing Choices Interim Rezoning Policy.
