The Director of Planning approved the application on November 30, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Radiant City Architecture Inc. has applied to the City of Vancouver for permission to develop a six-storey, mixed-use building, consisting of:

  • Retail and Restaurant uses at grade
  • Child Day Care Facility on level 2
  • General Office use from levels 3-6
  • A roof-top amenity level
  • A proposed FSR of 3.01
  • A proposed floor area of 28,230 ft2 (2,623 m2)
  • A proposed height of 78.6 ft. (23.95 m)
  • Four levels of underground parking, having vehicular access from Tupper Street

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
