The Director of Planning approved the application on March 11, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Anthem Fraser Developments LP has applied to the City of Vancouver for permission to develop a 14-storey plus a rooftop amenity level mixed-use building on this site, consisting of:

  • Retail and Restaurant Class-1 on the ground floor
  • A two-storey townhouse unit at grade
  • A total of 110 rental residential units with 20% of the residential floor area assigned to moderate income rental housing units
  • A proposed Floor Space Ratio of 6.8 for the site
  • A proposed total floor area of approximately 86,978 sq. ft./ 8,080.5 m2
  • A proposed height of 155.8 ft./ 47.5 m
  • Three levels of underground parking, with vehicular access from lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
