The Director of Planning approved the application on August 16, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Barnett Dembek Architects has applied to the City of Vancouver for permission to develop on the site, a five-storey plus rooftop amenity, mixed-use, residential building consisting of retail use on the first floor and dwelling use (36 secured market rental units) on the first to fifth floor, with:

  • A proposed height of approximately 15.5 m. (50.80 ft.)
  • A proposed Floor Space Ratio of approximately 2.44 (3,265.0 sq. m. / 35,144.88 sq. ft.)
  • One level of underground parking with vehicular access from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
