2725-2751 Kingsway rezoning application

This application was approved by Council at Public Hearing on June 17th, 2021.


We would like your feedback on a rezoning application at 2725-2751 Kingsway. The proposal is to allow for the development of a mixed-use building at 4, 5, and 10 storeys. The zoning would change from RS-1 (Residential) and C-2 (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:

  • 219 strata-titled residential units
  • 1,685 sq. m (18,137 sq. ft.) of commercial use on the ground floor
  • A floor space ratio (FSR) of 3.78
  • A floor area of 17,521 sq. m (188,599 sq. ft.)
  • A building height of 35.4 m (116 ft.)
  • 259 vehicle parking spaces and 414 bicycle parking spaces

The application is being considered under the Norquay Village Neighbourhood Centre Plan.

An in-person community open house was held on September 25, 2019 from 5:00-7:30pm at the First Lutheran Vancouver (5745 Wales St).
