IBI Group Architects (Canada) Inc. has applied to the City of Vancouver for permission to develop a new four-storey, mixed-use building on this site, including:
- Retail uses at grade, with six rental replacement dwelling units at grade facing Trafalgar St and the rear lane, and 57 strata dwelling units on Levels 2-4
- Approximate total site Floor Space Ratio of 2.53 FSR (5,760 m² / 61,990 sq. ft.
- Approximate overall building height of 15.24 m (50.0 ft.) to top of roof deck parapet
- Two levels of underground parking having vehicular access from the rear lane
Under the site’s existing C-2C1 zoning, this application is “conditional” so it may be permitted, pending review and decision by the Director of Planning.
