The Director of Planning approved the application on August 31, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Porte Communities has applied to the City of Vancouver to develop a new a six-storey, mixed-use building with commercial units on the first storey and 122 strata dwelling units on storeys one through six.

The proposal includes the following:

  • Height of 70.87 ft.
  • Total FSR of 2.81 (96,210 sq.ft.)
  • Two levels of underground parking having vehicular access from the rear lane

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
