The Director of Planning approved the application on August 10, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Gradual Architecture Inc. has applied to the City of Vancouver for permission to develop on the site, two three-storey plus basement multiple dwelling buildings, consisting of:

  • A total of 13 dwelling units plus three lock-off units
  • A proposed height of 13 m. (41 ft.)
  • A proposed FSR of 1.2 (approximately 1,166 m²/12,554 sq. ft.)
  • Providing 10 surface parking spaces having vehicular access from the lane

Under the site’s existing RM-7 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
