The Director of Planning approved this application, and a Development Permit was issued on February 28, 2022.


Park Residential Designs has applied to the City of Vancouver for permission to develop the following on this site:

  • To convert this existing one-family character dwelling to a Multiple Conversion Dwelling (Building 1) containing two units:
    • Total height of approximately 35 ft.
    • Total Floor Space Ratio of 0.6 (approximately 3,400 sq. ft.)
  • To develop a new one-and-half-storey one-family (Infill) dwelling with a two-car attached garage (Building 2) on the rear portion of the site
    • Total height of approximately 25 ft.
    • Total Floor Space Ratio of 0.25 (approximately 1,450 sq. ft.)
  • To provide a total of three parking spaces on rear portion of site, having vehicular access from the lane

Under the site’s existing RT-6 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined as per the Council report of June 8, 2021. This is a temporary measure for one year.
