The Director of Planning approved this application, and a Development Permit was issued on September 1, 2022.


The City of Vancouver has received an application to alter and convert the existing one-family dwelling, listed on the Vancouver Heritage Registry as a "C" status building, to a one-family dwelling with a secondary suite (Building 1), consisting of:

  • A proposed total FSR of 0.82 for the site (approximately 4893.83 sq. ft.)
    • 0.58 FSR for the existing house
    • 0.24 FSR for the Infill house
  • Interior alterations to all floors of the existing house with a new rear deck and stairs
  • Redesign of existing roof to include two new dormers; no proposed change to existing building height
  • Retention of the existing one-family infill dwelling (Building 2) at the rear of the site, providing one garage parking stall having vehicular access from the lane

Under the site’s existing RS-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined as per the Council report of June 8, 2021. This is a temporary measure for one year.
