198 W 16th Ave (DP-2021-00484) development application
The Director of Planning approved the application on September 28, 2021, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Mizan Developments LTD has applied to the City of Vancouver for permission to develop the following on this site:
- A two-storey multiple dwelling (Building 1) containing a total of four dwelling units on the North portion of the site
- Total Height of approximately 34.09 ft.
- Total Floor Space Ratio (FSR): 0.60 (approximately 4,927.00 sq. ft.)
- A two-storey one-family dwelling (Building 2) on the South portion of the site
- Total Height of approximately 24.96 ft.
- Total Floor Space Ratio (FSR): 0.15 (approximately 1,219.00 sq. ft.)
- A total of five parking spaces having vehicular access from the lane
Under the site’s existing RT-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
