The Director of Planning approved the application on February 9, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Leyland Architecture Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • To reallocate, alter, and add to the existing one family dwelling
    • A total height of approximately 36 ft.
    • A total Floor Space Ratio of: 0.45 (approximately 5,668 sq. ft.)
  • To develop a new three-car detached garage and remove the existing garage, having vehicular access from West 17th Avenue.
    • A total height of approximately 14 ft.

Under the site’s existing FSD zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
