The Director of Planning approved the application on October 14, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Gradual Architecture has applied to the City of Vancouver for permission to:

  • Retain and renovate the existing single-family character home, converting it to a Multiple Conversion Dwelling/duplex
  • To build a new single-family infill house at the rear of the site
  • A proposed total Floor Space Ratio of 0.85 for the site (approximately 3,393.62 sq. ft.)
    • 0.60 FSR for the existing house and 0.25 FSR for the Infill house
  • Infill house proposing a total height of approximately 25.08 ft.
    • Infill house to include two covered vehicle parking spaces, having access from the lane

Under the site’s existing RT-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
