1766 Frances St (DP-2021-00463) development application

The Director of Planning approved this application, and a Development Permit was issued on July 27, 2022.


Vancouver Native Housing Society has applied to the City of Vancouver to redevelop the subject site with the following:

  • A nine-storey social housing building comprising 81 residential units
  • Floor Space Ratio of 4.06
  • A total floor area of 5,983 m² (64,400 sq. ft.)
  • A maximum height of approximately 26.7 m (87.6 ft.)
  • One level of below grade parking

This development application is pursuant to the CD-1 Rezoning, which was approved by City Council, following Public Hearing, on February 18, 2021. Among the conditions of Council’s approval, the applicant must satisfy the CD-1 Enactment Conditions and approval of the Form of Development. As a result, the application is “conditional” so it may be permitted. However it requires the decision of the Director of Planning.
