We would like your feedback on a rezoning application at 156-180 W 2nd Ave. The proposal is to change the zoning district from I-1 (Light Industrial) to I-1C (Light Industrial) for additional height and density. The I-1C zone allows for the development of a building containing light industrial and office uses, up to 6.0 FSR. The existing I-1 zone permits up to 3.0 FSR and 18.3m (60 ft.) in height

The I‑1C District allows for:

  • A maximum floor space ratio (FSR) of 6.0, of which a minimum one-third of the floor area is to be comprised of light industrial uses
  • A maximum building height of 46.5 m (152.5 ft.).

The application is being considered under the Mount Pleasant Employment-Intensive Light Industrial Rezoning Policy and Guidelines (I-1C). The rezoning policy for I-1C applies to the area along the south side of 2nd Ave between Yukon St and Quebec St.

The Broadway Plan and the Employment Lands and Economy Review (ELER) identified this location as suitable to deliver new industrial and office space. The new zoning district also retains and expands industrial lands which aligns with directions in the Metro Vancouver Regional Growth Strategy and the City’s Regional Context Statement for the protection of industrial lands.

The images below provide basic examples of form of development options under the I-1C zone. Applicants will be required to provide architectural drawings that align with the Mount Pleasant Employment-Intensive Industrial Rezoning Policy and Guidelines at a future Development Permit process. Application drawings will be available for viewing at that time.
