1515 W 49th Ave rezoning application

We would like your feedback on a rezoning application at 1515 West 49th Ave. The proposal is to allow for the development of two 3.5-storey residential buildings. The zoning would change from RS-3 (single detached houses and duplexes) to CD-1 (comprehensive development) District. This proposal includes:

  • 8 secured market rental units;
  • Floor space ratio (FSR) of 1.53;
  • Floor area of 1,140 sq. m (12,266 sq. ft.);
  • Building height of 13.49 m (44.25 ft.); and
  • 4 off street vehicle parking spaces, 1 car share space, and 24 bicycle parking spaces.

The application is being considered under the Affordable Housing Choices Interim Rezoning Policy.


In response to COVID-19 (Coronavirus), we will be holding an extended online question and answer (Q&A) period in place of an in-person open house for this project.
