We would like your feedback on a rezoning application at 1515 West 49th Ave. The proposal is to allow for the development of two 3.5-storey residential buildings. The zoning would change from RS-3 (Residential) to CD-1 (Comprehensive Development) District. This proposal includes:
8 secured market rental units;
Floor space ratio (FSR) of 1.53;
Floor area of 1,140 sq. m (12,266 sq. ft.);
Building height of 13.49 m (44.25 ft.); and
4 off street vehicle parking spaces, 1 car share space, and 24 bicycle parking spaces.
Revised Application (May 18, 2021)
A revised application was submitted following feedback received from the community open house and staff review. Changes were primarily made to revise building setbacks and landscaping, with the general form of development and number of units remaining the same. Changes include:
Adjustments to building setbacks, decks, and window locations
Increased landscape treatment at the ground level
Revised Application (February 24, 2022)
A revised application was submitted following feedback from the community and staff review. The general form of development and number of units remains the same with revisions made to address privacy and safety concerns and coordination of plans. Changes from the original application include:
Increased setback from the easement on the west property line
Reduced roof overhangs adjacent to the easement on the west property line
Additional landscaping
Revised window placement and glazing to reduce overlook
In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
