The Development Permit Board approved the application on September 7, 2022, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
PCI Developments has applied to the City of Vancouver to develop this site as follows:
40-storey mixed-use residential building with an 8-storey commercial podium containing office and grocery uses along with amenity space at rooftop
226 secured residential units (20% of which are to be moderate income units)
Building height of approximately 128.6 m (422 ft.)
Integrated station entrance to serve South Granville station at southwest corner of the site, to connect with the anticipated underground Broadway Subway project
Six-storey of below grade parkade having vehicular access from the existing lane
This rezoning application was approved by City Council on April 26, 2022, following Public Hearings on April 14, April 19 and April 21, 2022. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit. The proposed application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.
