1407 E 41st Ave (DP-2021-00201) development application
The Director of Planning approved the application on September 14, 2021, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Jak's 41k Holdings Ltd. has applied to the City of Vancouver for permission to develop the following on this site:
- A new two-storey, mixed-use building, containing two shell Retail units at grade and a total of 13 dwelling units on the second floor, and having
- A total Floor Space Ratio of 1.20 FSR (approximately 1,595 m² / 17,170 sq. ft.)
- A maximum building height of 9.20 m / 30.2 ft.
- With one level of underground parking providing 39 total parking spaces (including double counted H/C stalls), having vehicular access from the rear lane
Under the site’s existing C-1 zoning, the application is “conditional” so it may be permitted, pending review and decision by the Director of Planning.
