1375-1379 Kingsway rezoning application

We would like your feedback on a rezoning application at 1375-1379 Kingsway. The proposal is to allow for the development of a six-storey mixed-use building. The zoning would change from C-2 (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:

  • 49 secured market rental units
  • Commercial retail units at grade of 546 m (5,874 sq. ft.)
  • A floor space ratio (FSR) of 3.80
  • A gross floor area of 4,436 sq. m (47,750 sq. ft.)
  • A building height of 24.1 m (78.98 ft.)
  • 34 vehicle parking spaces and 104 bicycle parking spaces

The application is being considered under the Secured Market Housing Policy (Rental 100).

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
