1247 Kingsway (DP-2021-00927) development application
The Director of Planning approved the application on May 18, 2022, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
AVRP Architecture Inc. has applied to the City of Vancouver for permission to develop a new seven-storey mixed-use building, containing retail at grade, and residential on levels 2-6 (including 32 secured market dwelling units) and level 7 rooftop deck amenity, including approximate:
- Total site Floor Space Ratio of 3.57 (3,007 m² / 32,366 sq. ft.)
- Overall building height of 21.8 m (71.6 ft.) facing Kingsway, to top of rooftop deck parapet
- Two levels of underground parking (approximately 18 stalls) having vehicular access from the rear lane
Under the site’s proposed CD-1 rezoning to be approved by Council, this application is “conditional” and may be permitted pending review and decision by the Director of Planning.
