The Director of Planning approved the application on February 21, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Loy Leyland Architect Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • To reallocate, alter, and add to the existing Heritage “C” one family dwelling
    • A total height of approximately 39 ft.
    • A total Floor Space Ratio of 0.45 (approximately 20,640.57 sq. ft.)
  •  To develop an accessory building (Tea House) with a pool, and pergola
    • A total height of approximately 18 ft.
    • A total Floor Space Ratio of 0.45 (approximately 123.57 sq. ft.)
  • To develop a two-car garage (Gatehouse) in the front yard with driveway having access from Matthews Avenue
    • A total height of approximately 16 ft.
    • Two parking spaces

Under the site’s existing FSHCA zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
