The Director of Planning approved the application on August 18, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Fluid Space Residential + Commercial Design has applied to the City of Vancouver for permission to develop the following on this site:

  • A new one-family dwelling with a secondary suite
    • Total height of approximately 35.1 ft.
    • Total Floor Space Ratio of 0.6 (approximately 2,650 sq. ft.)
  • An accessory building (garage) at rear portion of site, providing one parking space having vehicular access from the lane

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined as per the Council report(External link) of June 8, 2021. This is a temporary measure for one year.
