The Director of Planning approved the application on July 21, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Architectural Collective has applied to the City of Vancouver for permission to develop the following on this site:

  • Building 1: a new two-and-a-half storey two-family dwelling on the South portion of the site
    • Total height of approximately 35.11 ft.
    • Total Floor Space Ratio: 0.51 (approximately 3,074.26 sq. ft.)
  • Building 2: a new two-storey one-family dwelling on the North portion of the site
    • Total height of approximately 25.23 ft.
    • Total Floor Space Ratio: 0.24 (approximately 1,449.42 sq. ft.)
  • Total of three parking spaces having vehicular access from the lane

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
